The cheapest housing in the North Caucasus is in Ingushetia

Ingushetia leads the North Caucasus Federal District in housing affordability. According to Rosstat data for the fourth quarter of 2025, the average price per square meter in the republic was only 60,000 rubles on the new-build market and 61,000 rubles on the resale market.

By comparison, in the North Caucasus, these average prices are 100,000 and 88,000 rubles, respectively, while the highest housing prices are recorded in Dagestan (118,000 and 101,000 rubles).

Along with the affordability of apartments, Ingushetia saw a significant increase in housing construction in 2025 – by 25%. This contrasts with the overall trends in the North Caucasus Federal District, where construction volumes decreased by 13% to 7.8 million square meters.
